O’Connell Robertson was engaged to design a 55,800 SF, three-story Medical Office Building (MOB) in fast-growing Leander, Texas. Located adjacent to St. David’s Emergency Center, the goal was to create a seamlessly connected yet distinct facility. The project required a flexible layout that could accommodate future health, medical, and business tenants, while maximizing leasable space and offering an exceptional visitor experience—all within a $7.8 million construction budget.
The three-story floor plan optimized for diverse medical, administrative, and business tenants, with an anticipated expansion on the first floor. The entrance features an elevated, two-story atrium flooded with natural light. Custom-curated art and soft seating create a welcoming atmosphere, enhanced by graceful honeycomb lighting fixtures. Strategic space planning ensured high leasable area efficiency while delivering impressive public zones that appeal to prospective tenants.
