O’Connell Robertson partnered with Mary Bledsoe Design Studio to transform an existing 25,000 SF office into a sophisticated, welcoming workplace for OHT Partners. The renovation reimagined the space as a balance of focus, flexibility, and comfort. Through careful planning, material selection, and attention to user experience, the design supports both individual productivity and opportunities for informal interaction and collaboration.
The design team was challenged to make efficient use of the existing footprint while introducing a more open, engaging, and comfortable atmosphere. Inspired by the textures and tones of the natural environment, the team developed an interior palette grounded in warmth and authenticity. The design integrates natural materials and soft lighting to reinforce a sense of calm and connection.
Spatial planning focused on adaptability and flow. Open work areas, a kitchenette, and enclosed meeting rooms are complemented by comfortable lounges and collaboration zones, providing varied settings that encourage both focused activity and informal conversation. Circulation routes were designed to be intuitive, supporting ease of movement and spontaneous interaction.
The completed space provides a cohesive and flexible workplace that reflects OHT Partners’ culture while enhancing day-to-day function and engagement.
